Lamb Development has announced a one-day sales event to move remaining units at SoBa, its latest Ottawa development. The event is on Saturday October 19th from 12pm to 6pm at the building. The promo is set to include:

  • Up to $25,000 off developer’s prices

  • $10,000 off parking space

  • No occupancy fees until the final closing on March 1st 2020

  • Closing fees capped at $5,000

The building is located at 203 Catherine Street, just off of Bank street in Centretown. The project has some of the best prices compared to other projects that are launched or under construction, averaging at $520/sqft.

For those who didn't take advantage of the sales before it went public, Lamb Developments has announced a date, with no other specifics (pricing). September 12th at 6:30 pm - and you must be registered. 

Keep in mind - We have access to sell this product NOW before it is released to the general public and before prices are increased. SoBa - Sales Promotion

Lamb Developments has announced an upcoming sales promotion for SoBa, which is located at 203 Catherine Street between Bank and O'Connor. The sales promotion is targeted at investors who are really heating up the market especially with pre-construction product. Aside from the 5% off prices which puts one bedroom units starting at $217,900, they are offering:

- Only 5% down
- Closing cost and development fees capped at $5,000.00
- Free rental permission clause
- Free property management for two years
- Free rent guarantee for two years

Keep in mind that this promotion is NOT yet being offered, however, we will have early access to those looking to take advantage. Lamb is currently holding off selling units at SoBa in order to focus on selling units at Gotham. 

Things to note, occupancy is currently projected to start around October of this year. I don't expect this promo to last long, especially with units nearing completion so soon. SoBa is currently about 80% sold out, so there is limited supply of available floorplans.

SoBa Condos - Sales and Construction Update

SoBa Condos, located just north of the 417 on Catherine street has officially finished pouring the top floor (23rd). Lamb Development is expecting an occupancy of 2018, starting on the lowest floors. The building is 75-80% sold and they are currently "in-talks" with selling the last two penthouse units.

Things are progressing quite nicely at SoBa. Construction is currently pouring the 23rd floor (seven more to go), with windows starting to be installed on the 2nd etc. There are reports of construction crews working over the weekends in order to catch up with the delays (weather, mainly low temperatures).

Since the last update earlier this year, Lamb Developments has continued to move forward with construction of SoBa which will be located at 203 Catherine Street. Construction of the 240 unit, 23 storey building is expected to be completed in late 2017 or early 2018. Units are still available for purchase.

After a warm fall and finish to 2015 we have not seen much progress from the construction site of SoBa. Located at 203 Catherine Street in Centretown, the 240 unit building was set for "completion in 2016" - however we have a feeling that this will be pushed back.

SOBA - Construction Underway!

After a very quiet spring and summer, construction has officially started on Catherine street for SoBa condos. Being built by Brad Lamb of Lamb Developments (Toronto), this is the second building in Ottawa by the "King of Condos", first being Gotham located on Lyon.

We have been told that the construction crew is currently digging the Slurry Wall, which should last about 100 days for a project of this size. Then the main excavation is able to begin. A building permit was issued on August 27th 2015 to Doran Construction for a partial permit for excavation and shoring and part foundation only. Construction is expected to take two years and be completed in 2017.

Checked out the progress of the Lamb Development project, SoBA. This is how it sat since they pulled an old tank out of the ground (click for video) on April 1st. No word yet on what exactly they found or how it will impact timing and no word from Lamb on when they expect construction to officially start.

In preparation for the start of construction, Lamb Development Corp. is selling off the furniture in the model suite at SoBa (203 Catherine St). The sale will take place this Saturday from 12noon till 4pm. They are offering up to 65% off retail price for furniture, kitchen cabinetry, fixtures, appliances, as well as the bathroom fixtures and lighting. Brands include UpCountry, italinteriors, klaus, Teknion, Visitor Parking, Home Atelier, and plan b. Note: Cash only, and all sales are final.

This sale will allow the construction crew to move the sales centre on March 1st, so that construction can begin.

Lamb Development Corp has officially announced date for the start of construction. Starting on March 1st, the sales office will close and construction will begin. Currently the building is at 86% sold out, with a good selection of units still remaining. In order to start the next phase with a bang, Lamb is offering a "Final Pre-Construction Promo" of up to $50,000 off prices depending on the size of the unit. Official amount ranges from $13,000 for the smallest unit, up to $50,000 off for the penthouse unit.

Ottawa Condo Rentals Up Almost 40 Per Cent in 2014

It was a great year for Ottawa condo rentals, seeing 1,044 units leased through the MLS in 2014, which is up 37% over 2013 and 79% over 2012. The condo market is a healthy portion of the total rentals across the city, accounting for 41% of the 2,551 rentals for of all residential property types in 2014. Total residential rentals are up 22% from the 2,091 in 2013, and 53% from the 1,664 in 2012.

The average rent for an Ottawa condo did not see much change dropping from $1,660 in 2013 to $1,658 in 2014. The average rent for all property types in 2014 was $1,740 which is up almost 1% from $1,727 in 2013.

We saw the average prices of rentals peak at $1,877 in 2009 for all property types,  and $1,796 in 2008 for condos. Each year since, we have seen a slight decline in average rents while the number of units rented has continued to grow (except in all property class where it hit a low in 2013).

Why? Since the Ottawa Real Estate Board does not include a spot for square footage, I am not able to include price per square foot or average unit size. However, based on what we are seeing in the local market and across the country, condo units are getting smaller which lowers rents. We are continuing to see the amounts of units rented increase year over year, with only a slight decrease in price. This helps to prove the demand for rental properties in Ottawa continues to be strong enough to absorb the amount of new supply. Also, it is important to note that the Ottawa condo rental market is only 5% of the total condo rental market for Toronto which had 22,765 condos leased in 2014 through the MLS.

SoBa Ottawa announced today that they are offering free condo frees for two years to any new purchases. A promotion like this usually comes as a reduction of unit price or a cash back on closing.

SoBa Condos - Construction Delayed

Just got word that the construction for SoBa Condos will be delayed until spring 2015. Originally SoBa was scheduled to have the sales centre removed and the digging start earlier this year, however it was pushed back till late summer. Multiple reasons for the delay, but mainly Lamb Corp. is waiting on the permits from the city before they can begin. Keep in mind for those who have purchased, the last day they can deliver the condos (as per the Tarion agreements) is November 29th 2017.

If you are interested in purchasing a unit at SoBa, they are currently offering discounts on the latest pricing (prices went up before sales centre was to close) ranging from $9,000 to $41,000 off depending on the unit. For a full price list, click on the button below.

SoBa Condos in Ottawa - Building Update September 15th, 2014

SoBa Ottawa, is a 23 storey, 240 unit, condominium building that will be located at 203 Catherine street, between st. Bank and O'Connor st. It is a project of Lamb Development Corp. and Fortress Real Developments, and is expected for completion of fall 2016 to early 2017. 

Currently at 73% sold out, with a steady amount of sales over the last few weeks (seven units were sold last week alone). They are getting ready to close down the sales office in the next few weeks, start digging in October and finish the digging in December. 

They have a great mix of units still for sale, with many units either sold out, or only one of the model left. Most of the one bedroom, and one bedroom plus dens that are still available, are only available on one floor. While if you are in the market for a two bedroom or something on the larger side, you will have much more selection.

Prices start from $255,900 for unit 716 which is a one bedroom (floor plan D) 465sqft  plus a balcony, facing east. Up to the largest unit a 1,264sqft two bedroom facing North for $680,900. A few penthouse still remain, $671,900 to $828,900, 980sqft to 1,219sqft (just think of the amazing views!).

- Parking: $39,900 only available for units 604sqft or larger.

Decided to swing by the launch for SoBa Condos Ottawa this past saturday. The launch was scheduled for noon but as in traditional Brad Lamb fashion, he held the doors back 30 min, just to make sure the line was extra long and provided better photos. Finally at 12:45 we were inside and handed a bright yellow brochure with a sample price list for units. Nice sales centre, and a decent model suite were set up.

SoBa Ottawa will definitely add to the area, and being located in a difficult lot location due to the highway certainly doesn’t make the design easy. Check this quote from Brad Lamb:

Some of the example prices include unit 304 which is 407sqft for $181,900, unit 1204 which is 511sqft for $246,900 or 1209 which is a 2bed at 655sqft for $314,900. Parking is $32,900 and lockers for $3,500. Maintenance Fees starting at $0.48sqft not including heat or hydro. Looking at occupancy for Late 2015!
